Property Buyer's Guide
When you buy a property through La Manga Club Official Property Sales, you will receive honest, reliable and practical assistance every step of the way, so you do not need to worry about a thing.
However, we believe that it is of paramount importance that you, as a prospective purchaser, are objectively and honestly informed from the outset about the procedures and the costs involved.
The following guide is designed to do just that:
1. Choosing your home

Once you have an idea of the type of property you would like, you can either submit an enquiry via www.properties.lamangaclub.com, e-mail us at properties@lamangaclub.com or call us on +34 968 17 5000, ext. 6926 / 6929 or +34 968 33 8676.
We will provide you with full details of communities and individual properties that meet your specifications. We can help you with all the arrangements for your viewing visit, from reserving accommodation for you at special rates and arranging airport transfers to booking golf tee times, tennis courts and restaurants for your stay. When you get here, we will take you around your short-listed properties and introduce you to the resort as a whole, as well as offering advice regarding making offers, etc.
2. The offer process
We are here to help liaise between seller and buyer and offer advice every step of the way. Once buyer and seller have come to a mutually acceptable agreement; both parties are asked to sign a Purchase Reservation Form where details of the agreement are set out in written form. At the same time, the purchaser pays a 10% deposit subject to completion.
Fees: 10% of agreed purchase price (represents deposit)
3. Conveyancing
We can recommend independent legal advisors who can look after all the following procedures and ensure that everything is completely in order prior to purchase.
- Checking the Deeds (Escritura de Compra-Venta) of the property
- Carrying out searches if required
- Preparing the draft of the new Deeds, reflecting the sale of the property and new owner’s details
- Obtaining a certificate from the official land registry (Registro de la Propiedad) to check that the property has been properly registered, all taxes paid and that there are no outstanding debts, loans or mortgage payments
- Checking that all local accounts, are up-to-date
- Calculating apportionments for annual costs, such as community and club fees.

4. Completion
The purchase process is relatively fast in Spain, in fact it is sometimes possible to complete in as little as a week, at a mutually convenient date. This simply involves:
- Payment of balance
- Signature of the new Deeds of Purchase and Sale by both seller and buyer (or their legally appointed attorney) in the presence of a Notary
- Payment of transfer tax
- Re-registration of the property in your name, which is often handled by the Notary.
Fees: Transfer tax (Impuesto sobre transmisiones patrimoniales). This is a national tax on all resale properties; Notary’s fees; Land registry fees; Lawyer’s fees.
5. Practicalities
Once the deeds have been signed, the property is legally yours. We can, if you so wish, help you with practicalities such as:
- Changing utility bills (water, electricity etc) and club fees into your name
- Making arrangements for membership of your new community and payment of community fees
- Arranging for membership of a La Manga Club sports scheme if appropriate Fees: We will discuss your needs and provide a personalised quotation on request
