Property Buyer's Guide

When you buy a property through La Manga Club Official Property Sales, you will receive honest, reliable and practical assistance every step of the way, so you do not need to worry about a thing.

However, we believe that it is of paramount importance that you, as a prospective purchaser, are objectively and honestly informed from the outset about the procedures and the costs involved.

The following guide is designed to do just that:

1. Choosing your home

For an overview of our properties, visit www.properties.lamangaclub.com. Once you have an idea of the type of property you would like, you can either submit an enquiry via www.properties.lamangaclub.com, e-mail us at properties@lamangaclub.com or call us on +34 968 17 5000, ext. 6926 / 6929 or +34 968 33 8676.

We will provide you with full details of communities and individual properties that meet your specifications. We can help you with all the arrangements for your viewing visit, from reserving accommodation for you at special rates and arranging airport transfers to booking golf tee times, tennis courts and restaurants for your stay. When you get here, we will take you around your short-listed properties and introduce you to the resort as a whole, as well as offering advice regarding making offers, etc.

2. The offer process

We are here to help liaise between seller and buyer and offer advice every step of the way. Once buyer and seller have come to a mutually acceptable agreement; both parties are asked to sign a Purchase Reservation Form where details of the agreement are set out in written form. At the same time, the purchaser pays a 10% deposit subject to completion.

Fees: 10% of agreed purchase price (represents deposit)

3. Conveyancing

We can recommend independent legal advisors who can look after all the following procedures and ensure that everything is completely in order prior to purchase.

4. Completion

The purchase process is relatively fast in Spain, in fact it is sometimes possible to complete in as little as a week, at a mutually convenient date. This simply involves:


Fees: Transfer tax (Impuesto sobre transmisiones patrimoniales). This is a national tax on all resale properties; Notary’s fees; Land registry fees; Lawyer’s fees.
